Job Vacancy For Operations & Properties Manager
A reputable indigenous property management company located in Accra is looking to hire experienced candidates for the position of Operations and Properties Manager to boost their operations.
Key Responsibilities
Property Management Functions
- Firstly, Perform and supervise effective property management in compliance with all applicable building codes, acts and regulations
- Secondly, Implement an efficient Planned Preventive Maintenance system Conduct regular routine inspections of properties to ensure proper functioning of plant and equipment, minimising hazardous conditions, safety and security risks and maximise overall appearance of property
- Thirdly, Effectively manage leases and tenancy agreements Enforce terms of agreement with tenants
- Moreover, Establish rental rates by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
- Furthermore, Attract tenants by advertising vacancies, explaining advantages of location and services, showing units
- In addition, Perform and arrange for maintenance repairs for existing tenants and vacated units to achieve occupancy standards
- More so, Manage and supervise the work performed by in-house maintenance staff, including cleaning, security, electricians and external contractors to ensure maximum value for the company Identify and resolve routine tenant matters while reporting concerns
- Thereafter, Prepare and issue applicable notices to tenants in the performance of day-to-day activities
- Afterwards, Ensure that facilities meet statutory regulations and environmental health and security standards
- Finally, Oversee projects, renovations or refurbishments Submission of routine reports on activities
Operations Management Functions
- Develop goals and objectives that tend to growth and prosperity Ensure that the company has adequate and suitable resources to complete its activities (eg. People, material, equipment etc.)
- Organise and coordinate operations in ways that ensure maximum productivity
- Supervise the work of employees and provide feedback and recommendations to improve efficiency and effectiveness
- Maintain relationships with clients/stakeholders/vendors/suppliers
- Propose Educational Courses and training related to the Industry to be attended by staff in line with capacity building for the overall improvement of the Company’s human resource
- Assess overall company performance against objectives. Represent the company in events, meetings, conferences etc.
- Ensure adherence to legal rules and guidelines
- Develop and prepare compelling proposals for winning bids for the management of other properties
- Prepare and submit departmental budget timeously for inclusion in overall budget
- Prepare routine reports on all operational functions of the company Any other responsibilities as assigned by the Managing Director
Qualifications
- A minimum qualification of a First Degree, related to Operations and Property Management
- A minimum of seven years work related experience in Property and Operations Management
- Excellent knowledge of MS Office applications, Word, Excel, PowerPoint
Requirements
- Must demonstrate a proven successful track record in Property and Facilities Management
- Ability to manage multiple tasks and projects with competing deadlines and priorites
- Strong presentation skills and demonstrated ability to present to management
- Excellent written and oral skills
- Exceptional ability in preparing documents, proposals and reports Flexibility to work outside of regular hours when necessary
- Stakeholder management skills
- Conflict resolution
- Proactive outlook: hands-on can do mentality
- Strong organisational skills
- Excellent organisational and leadership skils Experience working to and exceeding targets
